Renting a home for your residence permit
A one-year notarised lease is part of the director’s permit file. Here is the order, the costs to expect and a common mistake.
What the permit requires
The director’s residence permit needs a home in Montenegro confirmed by a lease of at least one year, certified by a notary.
The order that works in practice
Register the company first
The company and its registration number come before the permit. See the timeline.
Come, see homes, choose
Real-estate agents work in person. As a rule they start after a meeting and a prepayment, and offer options once you are in Montenegro.
Sign a notarised lease
At least one year. Keep a copy for the permit file.
File the permit
With the lease, insurance, medical examination, criminal record certificate and other documents. See documents and apostille.
Costs to expect
- The rent itself, and a deposit. In our experience owners often ask for several months’ rent in advance when the lease is signed.
- The agent’s fee. In our experience agents commonly charge about half of one month’s rent and ask for a prepayment to start.
- These are not part of our €350 or €1,050 prices.

“A comprehensive consultation with nuances an ordinary person never thinks about. Detailed information and advice on all ways to get residence in Montenegro, and help choosing places and living conditions for registration with local authorities. Thanks, and we would gladly come back if needed. A big plus: they speak several languages and respond quickly to requests and replies. They really helped our close relatives from Russia.”

Do you rent out homes?
No. We are an accounting firm. We can introduce a real-estate agent, who starts to work after a meeting in person and a prepayment.
Can I sign the lease before I arrive?
We recommend that you first come to Montenegro, see the homes and sign the documents in person. Sign the lease only after you have seen the home.
